A proposed overhaul of a nearly 10-acre planned development on Apollo Beach Boulevard still has no decision after the Hillsborough County Zoning Hearing Master continued the application for a third consecutive month on June 22.
No reason was given.
Application MM 26-0062, filed by Chris Doherty in October 2025, seeks a major modification to a planned development dating to 1977 on 9.48 acres about 900 feet southeast of the Golf and Sea Boulevard intersection. The county's published minutes show the case was continued without explanation, following earlier continuances at the April 27 and May 26 hearings.
The minutes do not specify a return date for MM 26-0062, unlike several other cases that were explicitly rescheduled to the Sept. 28 Zoning Hearing Master session.
What "continued" means for residents
Because the Zoning Hearing Master has not yet heard the case on its merits, no recommendation has gone to the Board of County Commissioners. Under Hillsborough County's Land Development Code, the BOCC makes the final decision on all rezoning and major modification applications at a public land use meeting.
Residents who want standing to speak before the BOCC must qualify as a Party of Record. That requires testifying at the ZHM hearing, being listed on the proof-of-mailing notification, or submitting documentary evidence to the master file at least two business days before the hearing.
Other June 22 actions
The same session produced decisions on more than a dozen applications across the county:
- Withdrawn: RZ-PD 24-1257 (Big Bend Lakes, LLC) and MM 25-1261 (Anisley Lanza Diaz, withdrawn by the Zoning Administrator).
- Continued to Sept. 28: RZ-PD 26-0283 (Todd Pressman), MM 26-0546 (Crown Castle USA), RZ-PD 26-0672 (Wimauma Grove, LLC) and RZ-STD 26-0785 (GLH Enterprises).
- Continued to Nov. 16: MM 26-0553 (Potomac Land Company, 15.01 acres north of Hideaway Lane and Loma Vista Drive), found out of order.
Four other applications across the county received approval recommendations from the Zoning Hearing Master and now await BOCC action.
The June 22 minutes were published Aug. 10 on Hillsborough County's Legistar system, nearly seven weeks after the hearing.
